You are part of a building services consultancy group who have recently been contacted by a company specialising in the provision of commercial and industrial buildings for the public sector.
The company has successfully achieved planning permission for the construction of community centre on a ‘brown field’ site within the South Leeds area.
Task 1:
As part of this assessment you are required to provide a research report outlining the viability of a project of this nature with respect to building services and associated disciplines. Discuss and highlight the following:
1. Planning process from application to sign off by building control and associated documentation.
2. Legal responsibilities, roles and duties associated with the provision of building services equipment. This should reference appropriate legislation and documentation and include a discussion of how this effects the design, construction and handover phases of the project.
3. The RIBA plan of Work 2013 up to stage 4 and how this applies in the project context and highlights each stage and their impact on the design process.
4. Contractual duties of the design team and the nature of the contracts employed in a project of this nature.
5. Site waste management plan.
6. BREEAM and LEED.
7. Modern methods of working and technologies.
